UK Regulations and Standards for Dry Riser Outlet Cabinets
In the UK, dry riser systems must be correctly installed, accessible, inspected, and maintained so they are ready for Fire Brigade use in an emergency.
The Law: The Regulatory Reform (Fire Safety) Order 2005 makes the building’s “Responsible Person” legally accountable for maintaining fire safety systems.
Building Regulations: Approved Document B requires dry risers in buildings where the top floor is between 18m and 50m from ground level. Buildings over 50m generally require wet risers.
Product Standard: The Elite 020 Surface Mounted Outlet Cabinet conforms to BS 5041 Part 4, as stated on the product sheet.
Outlet Positioning: Dry riser outlet valves should be provided on the required floors above ground level and are normally located within protected stairwells, firefighting lobbies, corridors, or other suitable fire access areas.
Signage: Outlet cabinets should be clearly identified and marked as “DRY RISER OUTLET.”
Installation Guidance
Surface Mounted Outlet Cabinet should be securely fixed to a suitable wall substrate using the rear fixing holes shown on the product drawing. The cabinet should be positioned around the dry riser outlet valve so that the valve remains clearly visible, accessible, and unobstructed once installed. The Fire Brigade must be able to open the cabinet and connect to the outlet valve without obstruction.
Where the cabinet is installed in a fire-rated wall, stairwell, protected lobby, or compartment line, any gaps around pipe penetrations should be sealed with suitable fire-stopping materials to maintain fire integrity.
Maintenance Requirements
Six-Monthly Visual Inspection: The cabinet, door, lock, hinge, glass, signage, fixing points, outlet valve, and surrounding area should be checked every 6 months. The inspection should look for damage, corrosion, obstruction, tampering, debris, missing signage, or leaks.
Annual Wet Pressure Test: Once every 12 months, the dry riser system should be filled with water and pressure tested to confirm it is watertight and capable of withstanding operational pressures.
