Dry Riser One Ltd was appointed to carry out dry riser servicing, inspection and pressure testing at Motel One - Royal Exchange, Greater Manchester. The project was documented under RAMS reference DHS12605, with the works described specifically as dry riser servicing and scheduled for 29th of May 2026.

Project scope

Our new client approached us at short notice, requiring urgent support after their existing subcontractor was unable to attend on the specified date. With only a few days’ notice, the Dry Riser One team stepped in and successfully scheduled the service within just three days, delivering a professional and high-quality service throughout.

Before works commenced, project-specific RAMS were prepared for the Royal Exchange site. These covered the dry riser servicing works, safe access and egress, manual handling, slips and trips, hand tools, traffic management, PPE, fire precautions and site supervision.

The method statement confirmed that the service included visual inspection, functional checks, pressure testing and reporting, with checks carried out on inlet cabinets, outlet cabinets, landing valves, drain valves, signage, pipework and associated components.

Our dry riser servicing process

On the day, engineers reported to hotel reception, signed in and arranged access for the work. The RAMS states that clear access to the dry riser cupboards was required and that barriers and signage would be used where needed to control access safely around the work area. The breeching inlet, outlet valves, cap and chains, cabinets, landing valves, fittings, seals and signage were all part of the inspection process before testing and reporting were completed.

Before attending site, the engineer arrived fully prepared, with a water tank already filled with approximately 1,000 litres of water. This ensured there was sufficient water available for the pressure test, allowing the works to proceed efficiently while minimising disruption to the hotel’s day-to-day operations and reducing activity in guest-facing areas where possible.

Testing and certification


The compliance certificate for the Royal Exchange works records a test date of 29.05.2026 and an expiry date of 28.05.2027, providing the building management team with a documented record for fire safety and compliance purposes. The certificate also records that the next visual test is due on 29.11.2026, which matches the wider servicing pattern already set out on Dry Riser One’s website, where dry riser systems are supported by six-month visual inspections and annual pressure testing.

Site observation and remedial recommendation

During the Royal Exchange visit, one site observation was recorded: Level 3 glass required remedial fixing by the client or building management team.

This was noted as part of the service record to support ongoing maintenance, site safety and compliance management.

Service records confirm that the dry riser system at the Royal Exchange site serves two staircases and includes 12 landing valves with one system/inlet. Following inspection and testing, Certificate DSH012926 was issued to confirm the system had been inspected and tested in accordance with BS 9990:2015, with the material standard recorded as BS 5401 and the result marked as a Pass.
