What is a Dry Riser?

A dry riser is a vertical pipe used by firefighters to get water to upper floors of a building. There are two types: wet risers, which are permanently filled with water, and dry risers, which are empty until needed.

With dry risers, firefighters connect hoses from the fire appliance to a breeching inlet at ground level, which allows water to be pumped through the system. The water is then taken from an outlet valve on the floors above.

Most high-rise buildings have a dry riser outlet on every floor, making it safer and easier for firefighters to respond quickly. In residential buildings, dry risers should be installed in a protected lobby to ensure firefighters can safely access water without being exposed to smoke and heat. Typically, dry risers are required in buildings over 18 metres and up to 50 metres in height.

Dry risers are a critical part of a building’s fire safety infrastructure, and their installation must be carried out by trained, competent professionals.

Every installation team is overseen by a dedicated supervisor who holds a valid CSCS card and SSSTS certificate, providing on-site leadership and ensuring all work is carried out in line with current regulations and best practices. All engineers undergo a thorough vetting process before joining our team and are subject to annual re-vetting to keep their skills, knowledge, and certifications fully up to date. This includes mandatory health and safety training and qualifications such as asbestos awareness, working at height, and other relevant industry certifications.

By maintaining a continuous training and vetting programme, we ensure our engineers remain compliant with evolving standards and deliver installations that are safe, reliable, and professionally executed every time.

How to receive Certification?

To receive a Certification of Compliance for a dry riser installation, the client must first obtain approval from their local fire officer for the dry riser and its proposed location. Once approval is granted, a compliant design must be completed either by the client’s designer or by our professional design team. After this, the client can formally instruct us to carry out the installation.

Upon completion, our engineers install, test, and certify the system in accordance with all relevant regulations, allowing the installation certification to be issued on the same day. The certification is valid for 12 months and requires a visual inspection 6 months after completion to ensure the system remains compliant. All installations, testing, and certification are carried out in accordance with BS 9990:2015, ensuring the dry riser system meets the required British Standard.

Compliance with BS 9990:2015 provides assurance that the system is suitable for fire-fighting operations and fully aligned with current fire safety legislation.

Below are some typical issues we resolve as part of our dry riser remedial services.

We will replace the doors where required, as dry riser inlet door glass is fragile and can be easily damaged through impact, vandalism, or general wear.

In some cases, it is possible to replace the glass panel only, particularly where the door frame and cabinet remain in good condition. However, where the door is old, heavily worn, or no longer fit for purpose, replacement of the complete door assembly may be recommended. The scope of replacement will depend on whether the issue relates to the architrave or whether it’s a full cabinet.

All replacement works will be followed by appropriate testing and inspection to confirm the dry riser system remains compliant with BS 9990:2015.

Dry Riser Doors & Signage

Identified valve defects will be rectified to ensure the dry riser system operates safely and effectively, with all landing valves, inlet valves, and associated components restored to full working order.

Valve repairs may include adjustment, resealing, replacement of worn parts, or full valve replacement where components are damaged, seized, or no longer compliant. All works are carried out by competent engineers using approved materials and fittings suitable for dry riser systems.

Once repairs are complete, the valves are tested as part of the dry riser system to confirm correct operation, pressure integrity, and ongoing compliance with the relevant British Standards.

Breeching Inlet & Outlet Valves

Dry riser systems can begin to weep over the years for a variety of reasons, including deterioration, tampering, corrosion, or failure of seals and gaskets.

Where leaks are identified, we can replace the parts to restore the operation of the dry riser system. Replacement works are carried out using suitable, compliant fittings designed for dry risers, ensuring secure joining and long-term reliability.

Once completed, the system is tested to BS9990:2015 and a job sheet confirming the system is compliant is handed to the building manager.
